We are selling this holiday lodge on behalf of one of our owners, it is sited and connected all ready to go on Pitch 395.

Given this lodge’s footprint of 30ft x 20ft, you will be surprised by just how spacious this lodge really is.  Boasting an open-plan kitchen and living area, two spacious bedrooms, and a large shower wet room – this holiday lodge provides, in abundance, everything you could need to enjoy memorable holidays. 

The lounge and kitchen are the heart of this holiday lodge.  With the large corner sofa complete with sofa bed; separate armchair with footstool; corner TV/media unit; and feature fireplace with surround and electric wood-burner effect fire, this space ensures those relaxing Sunday mornings, cosy evenings, and provides a great space for entertaining – whether that be with family or friends.  The main feature of the lounge, however, is the stunning view framed perfectly by the front patio doors.  Due to the elevation of this lodge, you can enjoy uninterrupted views out over the bay at Sandgreen.  The patio doors lead out onto the decking area, complete with glass panels around the full balustrade, ensuring that special view is front and centre.  The extended front deck provides the ideal space to kick back and relax on those sunny afternoons, enjoy a lunchtime BBQ, or gaze at the night skies with a nightcap in hand. 

The kitchen has plenty of cupboard and worktop space and comes fully equipped with undercounter free-standing fridge; free-standing washing machine; microwave; sink with drainer; free-standing gas cooker to include hob, grill, oven, splashback, and overhead extractor hood.  The dining area comprises a modern glass-topped dining table and four dining chairs.   Within the kitchen, there is a cupboard which houses the gas-fired Morco Water Heater. 

Both bedrooms are spacious and come with large built-in wardrobes.  The secondary/guest bedroom comprises a double ottoman bed, one bedside cabinet, and built-in double door wardrobe.  The very generous master bedroom boasts a super king bed, two bedside cabinets, a dressing table/corner shelf unit, and built-in double door wardrobe.  With a front-facing window in the Master Bedroom, you can enjoy waking up each morning to the beautiful view out over the bay at Sandgreen.

The bathroom features a sliding door, ensuring that space within the hallway and the bathroom are not compromised in any way, and has been completed partially in wet wall panelling and wet room flooring and comprises a pedestal wash hand basin, WC, extractor fan, chrome towel radiator, and a large shower cubicle complete with an accessible handrail and a folding shower chair.

The features this holiday lodge comes with do not stop with the interior; on the exterior of this lodge, there is a timber-built storage shed; extended full glass panel deck with a gate; external power supply on front deck; and external tap/hosepipe connection. 

This lodge is fitted with a Morco Gas-Fired Water Heater and has an Electric Heating system (Rointe) which can be controlled remotely and connected to Wi-Fi. 

Included within this sale is the existing timber-built storage shed; existing timber-built deck with glass panels all around and a gate; existing external tap/hosepipe connection; existing TV satellite dish; and also an inventory of contents included within the lodge.  A full copy of the inventory list is available on request. 

This lodge is sited and sold on Pitch 395; comes with an 11-month season as standard running 1st March to 31st January each year; and is sold with a Licence up to 31st December 2037. 

However, as this holiday lodge is a Solid Timber unit, there is an option to purchase an extension to this Licence Term.  The Licence Agreement can be extended up to 40 years from the year of manufacture and therefore, there is scope to extend this Licence up to 31st December 2045.  For further information on this and the current 2026 price per year of Licence Extension, please contact our Reception.
